Homeowners Should Spend 1% on Maintenance Every Year

When purchasing your home, you may or may not have considered the cost of maintaining your home each year. A homeowner should expect to spend approximately 1% of their total purchase price each year to keep it properly maintained. Keep reading; the following areas should be considered as it relates to maintenance.

A. An overlooked area of your home is your crawl space. When is the last time you took a look at your crawl space?  When selling your home, a home inspection will be scheduled and often there are issues that arise from moisture found in crawl spaces. Make sure your crawl space is clean and has a polyethylene vapor barrier. Huseby Homes recommends a “closed system” which means the space is encapsulated with the polyethylene and the plastic covers the block piers and perimeter block. This type of system includes foam insulation sprayed inside the perimeter of the foundation and piers to hold the plastic.

B. Address any drainage issues you may have at your home. Make sure the water flows away from your home. Ensure that all of your gutters are clean and your downpipes work properly.

C. If you know of any other repairs that might raise a red flag on a home inspection, have it repaired before putting your home on the market. In the end, it will save you time and money while increasing the value of your home.

D. Replace rotten wood. Carefully walk around the house and call a reliable contractor to replace soft wood. Huseby’s L J Huseby & Company specializes in wood replacement.

E. Dryvit-If you have a Dryvit or EIFIS house that means fake stucco, market statistics prove that those buyers will automatically reduce the asking price in order to plan a replacement. Dryvit has a terrible reputation due to its sponge like characteristics that absorb water if it was not properly installed. Most buyers immediately assume that it is a problem in our market.
