Plans for the first phase of a $40 million project in Clarksville by a Franklin-based senior housing developer became public this week.
Goodworks Unlimited, of 2202 Jefferson Court, confirmed to the Clarksville Leaf-Chronicle that phase one of The Villages at the River Club, on a 15.71 acre tract adjacent to the 1776 Warfield Blvd. River Club Golf Course, could begin within a few months.
“Our family has a long history in Clarksville and we are very enthusiastic about developing a unique community in the Villages,” Gary Keckley of Franklin, chief executive officer of GoodWorks Unlimited, told the Leaf-Chronicle. “I love Clarksville. With the military retirement community and so many other facets of the senior demographic here, Clarksville is a hidden gem in the senior housing industry.
“It’s just far enough away from Nashville that you don’t see a significant clientele leak into Nashville.”
Plans for The Villages include multiple neighborhoods, with more than 200 combined villas and suites.
Amenities include: a restaurant, bistro, bar, gym, billiard parlor, theater and multi-purpose room, putting green and automatic membership at the River Club Golf Course.
The first phase will build a 77-suite senior neighborhood, with most overlooking the golf course. The suites will operate with concierge service, to assist residents’ needs.
Later phases include the villas, an assisted-living facility and memory care neighborhood, according to the Leaf.
In total, the finished project may employ more than 130 people.
“This is to be a next-generation senior community,” Keckley told the Leaf. “We’re charting a new course with this development for the whole industry, much less Clarksville. I sought out a site in this community because the demand here is so high.”
The Villages will be owned by Clarksville Senior Living, LLC, which consists of GoodWorks Unlimited, LLC, and Clarksville business and community leaders. Greg Guinn is the local leader of that group.
“We are so very excited to be a part of this new and exciting project in our hometown,” Guinn said in a prepared statement. “The Villages will be a great addition to the River Club Golf Course and will provide a unique opportunity for senior living in our community, and we know that it will help many families.”
