In this week’s Neighborhood of the Week feature, we travel to the budding Spring Hill area in southern Williamson County where Campbell Station is located.

Positioned just off Columbia Pike and Campbell Station Way, the neighborhood of Campbell Station offers homeowners both a convenient location and multiple housing options. “Campbell Station is a planned community of single family homes, villas, restaurants, retail, medical and other convenient businesses,” explains Realtor Diane Osowiecki with Benchmark Realty, LLC who has worked in the area for more than a decade.

In addition to the all-brick construction of the homes, Osowiecki says buyers like the variety of housing options and larger lot sizes in Campbell Station. “The Campbell Station HOA is made up of 343 single-family homes and 173 one and two-story luxury villas in the gated community of The Highlands of Campbell Station,” says Osowiecki.

“Whether you want to downsize to one of The Villas in the gated Highlands or you want a large five bedroom with its own in-ground pool, the community has it,” she says. Osowiecki also notes all properties in Campbell Station must be owner-occupied.

As far as amenities, the neighborhood pool is one that families especially enjoy. “The pool area has a rock waterfall with an adult pool on one side and a kiddy pool on the other,” adds Osowiecki.

Campbell Station and The Villas in The Highlands are completely built-out, with each having an average age of more than ten years. However, Osowiecki notes, “The Campbell Station area continues to grow with additional neighborhoods now being developed.”
