Contract Signed for the Sell of TN Baptist Convention Property to H.G. Hill Realty Co.

H.G. Hill Realty Co. signed a contract to buy the Tennessee Baptist Convention property and 5.25 acres of land at the intersection of Franklin Road and Maryland Way in Brentwood for $8.75 million.

TBC announced the deal on Oct 30 on its site. The announcement resurrects resident concerns from February, when local opposition quashed a plan by H.G. Hill and a partner firm to build, with the TBC property connecting the Hill Center to the already-owned Murray Ohio site, The Streets of Brentwood project, a 17-acre mixed-use development.

The scuttled site-plan included offices, a hotel, condos, restaurants, retail, and a movie theater.

A group called Preserve Brentwood circulated a statement warning residents to stay alert.

“We all must remain watchful should a rezoning request for these properties come before the city for consideration,” it said. “Preserve Brentwood is still very concerned about a C4 proposal that would involve high-density apartments and other large components that do not remain true to our city’s vision of high quality of schools, one acre, one dwelling, open space and an overall maintained sense of community.”

H.G. Hill, however, said it has no certain plans for the future.

“Placing the contiguous property under contract gives us the ability to look at the property in some detail. We continue to examine our holdings in the Brentwood area similar to what we do as a company for all our major centers,” said Jimmy Granbery, CEO of H.G. Hill, in a press release.

“Our existing center and the former Murray Ohio site are important to the company and, we believe, to the community. At this point no decisions have been made other than to continue to evaluate our options and opportunities. We look forward to working with the community in the future as we move forward with the process.”
