Construction at Brentwood Place Continues, Should be Complete by the Holidays

BY SAMANTHA HEARN

Brentwood Place has been under renovation for much of this year, with its more than 30-year-old buildings getting a facelift and many updates.

When Kroger closed in early March, moving to a new location on Franklin Road, fencing went up for renovation construction at Brentwood Place not long after. For a while, wooden tunnels were set up on the entrances of businesses at the shopping center as construction was slated to begin.

Crain Construction is the general contractor for the project and Michael Hindman Architects is the architect team. Baker Storey McDonald Properties, Inc is the leasing/ management company for Brentwood Place.  Building A faces Franklin Road and comprises of AT&T to Pizza Hut. Building B comprises of Brentwood Wine & Spirits down to Sky Studios, formerly known as Gene Ford Music.

Building B is keeping it’s canopy due to tenant demand, according to BSM Properties’ Felissa Daugherty. Building A is losing its canopy and will look very similar to Brentwood Place’s Building D, comprised of Subway and Five Guys.

Right now, SteinMart is slated to take about half of the former Kroger, totaling almost 35,000 square feet of the more then 65,000-square-foot space. Hindman said the renovations should all be completed before the holidays hit.

The plan has exterior modifications to the back of the building, including two new steel exit doors and stairs for emergency egress for Stein Mart, installing a new pad condensing unit for the new HVAC and adding a new light fixture.

The only work to be done on the store front is the removal of the signage and patching and sealing the electrical and mounting connections. No other changes to the storefront were proposed in this plan, and a separate signage request will be made later. It is not known yet what will happen to the remaining square footage once Stein Mart moves into the old Kroger.

On Thursday morning, the UPS Store was putting up its new sign, with many other tenant’s storefronts ready to go. Check back with us for updates.
