Buildout for Quorum Health Corp Underway at Mallory Park

T. W. Frierson Contractor Inc. (TWF), a Nashville-based, family-owned general contractor specializing in commercial, industrial, distribution and institutional facilities throughout the Southeast, is teaming with Southeast Venture LLC (SEV), a diversified commercial real estate and design services company, on the construction of twin 40,000 square-foot Class A office buildings in Brentwood’s Mallory Park at 1573 Mallory Lane.

Construction of the two buildings began in April, and tenant buildout began in mid-October. Construction of an 8,400-square-foot connector is expected to begin in March and be completed by next summer. Quorum Health Corporation, a planned spin-off of Community Health Systems, will occupy 100 percent of the new campus, which will be known as Dimension at Mallory Park.Mallory Park view

A long-time partner of T. W. Frierson in collaborating on construction of Class A buildings and various other structures, Southeast Venture is a fully integrated real estate services company with multiple disciplines in Brokerage, Development and Design. More specifically, these divisions include Sales & Leasing, Property Management, Development, Architecture and Interior Design. TWF and SEV have partnered on several notable projects including, buildings for Tennessee Department of Labor, Healthspring, Accredo Health Group Inc. and AmMed Direct.

Dean Taylor, co-owner and president of T. W. Frierson Contractor Inc., who heads the project construction, points out, “We were thrilled to partner with Southeast Ventures on another Class A Office Building. While constructing two twin buildings at the same time is a challenge, it has also given us a tremendous opportunity to utilize our self-performance capabilities.”

Luke Maddox, T. W. Frierson senior project manager, and Bill Thrasher, T. W. Frierson project superintendent, are leading the construction team. Handling the tenant buildout portion of the project are Dillion Potter, T. W. Frierson project manager, and Jorge Leal, project superintendent.

During the construction, T. W. Frierson utilized their self-performance capabilities in a number of ways. Maddox emphasizes, “We self-performed construction of concrete footings, slabs, tilt-up, and installation of metal siding panels. Other special features include an extensively landscaped courtyard sitting area between the two buildings.”

In addition to its role in developing and leasing this project, Southeast Venture also provided architectural and interior design services. Cam Sorenson, principal with Southeast Venture, explains, “It is somewhat unique in our industry that we are able to provide design, development, leasing and property management services in-house. In combination with our partner, T. W. Frierson, we are pleased to deliver this project from commencement to occupancy in only nine months.”

The two one-story office buildings surround a courtyard that can be enjoyed year round. Nearby within walking distance will be two new City of Brentwood parks—one 8.5 acres and the other 14 acres—that can be accessed from the Mallory Park office complex. Landscaping will be carried out by Artisan Landscape Group LLC to create a “campus feel” among the buildings.

The project offers abundant on grade parking. The twin buildings will be the only ones in the area with six parking spaces per 1,000 square feet of office space, as compared with more typical parking density of four spaces per 1,000 square feet of office space.
