Brentwood Stops C4 Zoning for a Year

After heated debate and attacks on City Commissioner Rod Freeman, the Brentwood planning commission voted to suspend requests by developers to use C4 zoning on property outside the Town Center district. Brentwood has seen a large cry from a small group in opposition of expansion of C4 zoning in the city when the Streets of Brentwood project folded.

The C4 ordinance allows for higher buildings and residential units creating greater density. The objection given by Freeman was that the option to use the positive parts of C4 zoning would be lost if the moratorium was passed. This does not affect the old Town Center area.

Brentwood was recently ranked among America’s top booming suburbs by Coldwell Banker’s “Top Booming Suburbs in America” poll. Of the 1,500 suburbs reviewed, Brentwood ranked 7th on job growth, access to services, proximity to good education, commuting and other factors.

Also according to City Manager, Kirk Bednar it is time to review the 2020 Plan and update it for the future. “The purpose is to finalize the scope of work for the 2020 Plan update project that we can put together in requests for proposals and get that out to a consultant.” The question will not change only the scope he continued. The plan itself encouraged update every five years.
