4. Two Farms

Like Stephens Valley, this Thompson’s Station project has raised some citizens concerns. It has been alive, then looked dead, then alive again. The county nearly sued Thompson’s Station over the annexation of part of the land for the project. Then last week, in a move the county can’t contest, the Thompson’s Station Board of Mayor and Alderman voted Tuesday to approve the referendum for a disputed land annexation of the proposed Two Farms at Thompson’s Station development.

As a result of Tuesday’s vote, the annexation of a 700-acre property north of the town’s urban growth boundary will now go before “the qualified voters who reside in the area proposed to be annexed,” meaning the property owners Gary and Portia Baker. The property is located off of King Lane, north of West Harpeth Road. It forms the northern half of the proposed 2,000-acre Two Farms at Thompson’s Station development,

Beacon Land Development, out of Dallas, aims to turn the land into a mixed-use community that touts a form-based code approach with “pockets of density surrounded by vast tracts of open space.” The plan for the project features a possible Tiger Woods-designed golf course.

twofarmsplanAt the end of last year, Thompson’s Station annexed some 1,229 acres between West Harpeth Road and Coleman Road, and has now zoned it to allow a huge mixed-use community that will be built around a Tiger Woods-designed golf course. Beacon Development and the golfer are teamed up to create the $150 million development that will include about 800 homes, a health center and, of course, a golf course designed by Woods.

Originally the developers were ready to break ground  in March, but there has been some push back by Thompson’s Station residents. The town Board of Mayor and Alderman wanted to be sure that in approving the deal that the municipality would get something out of it, including infrastructure improvements and school building.

Some 850 acres of the plan would be open space.
