300-Home Subdivision Seeking Alderman Approval in Spring Hill

On Monday night at the Spring Hill Board of Mayor and Alderman work session meeting, plans for a large residential subdivision were looked at.

The resolution, a rezoning request from agricultural to traditional neighborhood district, if approved at the board’s December meeting would affect 85 acres at 2774 Buckner Lane.

It seems likely that the vote will pass; the planning commission approved the rezoning in November.

The project, called Wilkerson Place, sits directly to the west of Spring Station Middle School and directly south of Summit High School. Crescent Homes is the developer.

The plans, drawn up by architect Gamble Design Collaborative, show 300 total homes. The vast majority, 264, of the homes will be of single-family detached design. The rest, 36, will be townhomes.

Only about half of the site — 41.5 acres– will have houses built on it. The site will have 27.8 acres of open space. The rest will be used for roads.

All the single-family homes will have at-least-two-car garages, while townhomes will have at least two on-site parking spaces. All the homes, also, will have at least two bedrooms.

Crescent hopes to break ground in the spring. Real estate continues to be hot in Spring Hill, and houses like Crescent expects to build will go quickly. The median house price in Spring Hill right now is $338,000 for a single-family home.
