New 23-Lot Brentwood Community to Break Ground This Month

Grove Park Land Company has announced the completed acquisition of approximately 32 acres in Williamson County’s coveted west Brentwood for $3,500,000. Grove Park Land, along with development partner CPS Land, LLC, has been working with the City of Brentwood for the last two years in rezoning and entitling the property for the development of a 23-lot community called “Avery”.

Avery boasts some of the most luxury lots in Brentwood sporting lot prices that range from $400,000 up to $550,000. The single-family lots range in size from 2/3 of an acre to over 1.25 acres.

“Avery will fill a void for us and our custom homebuilding peers as the supply of luxury lots in this wonderful city, and more specifically in this school zoning, has only been dwindling over the last several years, “ said Brandon Jenkins, the President and founder of Grove Park Land Company.

Jenkins founded Grove Park Land Company in 2013 with partner Caldwell Lucas and has over 300 lots under development in middle Tennessee. Jenkins also founded Grove Park Construction in 2005, which is a luxury homebuilder in middle Tennessee.

“We thought it was great to add another string to our bow when we started the land development company.” Jenkins said. “It was a natural niche for us as a homebuilder and regular lot buyer from other land developers. We didn’t set out with this business strategy in our minds, but just tried to make the most of each opportunity that came our way and that we could understand.”

Lot sales have already proven to be very strong as 16 of the 23 lots are under contract by high quality local homebuilders including Arnold Homes, Grove Park Construction, Hidden Valley Homes, Legend Homes, and Montgomery Classic Construction.

Homes in the community are slated to break ground in the spring of 2017 and will be priced from 1.5 million to over 4 million dollars. The projects’ school zoning and west Brentwood location has proven to be its most unique selling point. Scales Elementary, Brentwood Middle School, and Brentwood High School have always been some of the most desirable public educational institutions in middle Tennessee.

Key project participants include BancorpSouth Bank as the acquisition and development lender, Ragan Smith & Associates as civil engineer, and Humerick Construction as development contractor.
