Approval of the agenda Consent Agenda:

  1. Resolution 14-67 to reduce the Subdivision Development Performance Agreement for Turnberry Land Company,LLC.
  2. Resolution 14-68 to establish a maintenance bond for the Crossings South Extension.
  3. Resolution 14-69 to release Subdivision Development Performance Agreement Lines A,C, E, F,G & H for the Crossings South Extension.
  4. FPL 14-1388. Submitted by Sawyer Land Surveying, LLC, for Westview Phase Two, Section Six, located northwest of Depot Street and Beechcroft Road. The property is zoned R-4, High Density Residential District, and contains 0.49 acre. The applicant requests final plat approval to create four residential lots.
  5. FPL 14-1394. Submitted by Theo Stone for the Shops at Campbell Station located at the southwest intersection of Wilkes Lane and Main Street (Hwy 31). The property is zoned B-3, Intermediate Business District, and contains approximately 8.7 acres. The applicant requests final plat approval to subdivide the tract into three commercial lots.

  1. SKP 14-1355. Submitted by Anthony Galardi for property located at O’Hallorn Drive and Harrah Drive. The property is zoned R-4, High Density Residential District, and contains approximately 2.24 acres. The applicant requests sketch plan approval for eight attached dwelling units.
  2. SPT 14-1391. Submitted by Brett Creasman for the Brixworth Subdivision, Section Three located on Hurt Road. The property is zoned R-2, Medium Density Residential District, and contains approximately 39 acres. The applicant requests sketch plat approval to subdivide the tract into 80 single-family residential lots.

  5. STP 14-1393. Submitted by Theo Stone for the Shops at Campbell Station located at the southwest intersection of Wilkes Lane and Main Street (Hwy 31). The property is zoned B-3, Intermediate Business District, and contains approximately 8.7 acres. The applicant requests site plan approval for a multi-tenant, commercial development containing a total of 91,200 square feet of retail, dining, and commercial space and associated parking.
  6. Planning Commission Bylaws. Submitted by the Planning Commission Bylaws taskforce. The proposal is to create Planning Commission bylaws for organizational and operational purposes.
  7. Comprehensive Plan Update. Submitted by Planning staff. The proposal is to establish a project scope of work and build a steering committee.
  8. Vested Property Rights Act of 2014 (Tennessee Senate Bill 915). Submitted by Planning staff. The request is for direction from the Planning Commission for amendments to the Spring Hill Zoning and Subdivision Regulations in response to the Vested Property Rights Act of 2014.
