Know the risk factors.

Synthetic stucco has been causing problems for homeowners throughout the country for years. There are several factors to consider on assessing your home’s risk level. Last week we told you how to figure out if you have an exterior insulation finish system (EIFS), where synthetic stucco is used as a key element, installed on your home. Foam takes the place of most of the cement in these types of systems. This week we’re going to help you figure out if your home’s at risk for all the issues brought on by a faulty synthetic stucco installation.

When was your home built?

If your house was built prior to the late 1990’s it is more likely to have an improperly installed EIFS; however any Dryvit or EIFS products are suspect. Before that time most synthetic stucco systems were not equipped with a moisture barrier. This extra barrier over the foam helps keep moisture from penetrating the surface. Even if a small amount of water gets past the outer coating, it can migrate into the walls and cause substantial damage.

Is your home wood-framed?

If your home is wood-framed, like most are, you’re at a higher risk of having to deal with mold, rot, and insect problems. The National Association of Home Builders compiled a list of problem spots on synthetic stucco houses based on reports from across the country. The organization says to keep a constant eye on areas where the roof meets the wall or where a deck connects to your home. Areas around windows, doors, and electric outlets are also at a much higher risk of seeing moisture penetration.

“Improper flashings around the windows, poorly installed house wraps, and poor masonry construction will likely cause heavy damage between the walls,” said Craig Huseby, owner of LJ Huseby and Company.

Huseby deals with these sorts of problems almost every day: an unsuspecting homeowner is caught off guard by all of the structural problems brought on by water problems. Craig’s number one piece of advice is to take a proactive approach when dealing with these issues.

“Excessive water around your house usually causes the home to settle and can eventually lead to other structural problems,” Huseby warned. “So it is really important to have good drainage.”
