Development Update: Life Time Fitness in Cool Springs

Since it broke that Life Time Fitness would make Cool Springs its first middle Tennessee location, SouthStar has been busy making it happen.

The total-package fitness mega-center, slated to be ready by the end of 2017, will open on the 21.7-acre property on the northeast corner of Carothers Parkway and Old Liberty Pike in Cool Springs.

Glen Wilson, founder and CEO of real-estate developer SouthStar, made the announcement in March at Williamson Inc.’s Outlook 2016 trends report presentation.

Now, as the site undergoes grading and infrastructure work, a lot of dirt is moving.

The two-story, 120,000-square-foot facility will sit on the northeast corner of Carothers Parkway and Liberty Pike, on a site known as Carothers Crossing East, and will offer dance, art, music and tumbling studios, an indoor and outdoor pool, water slide, cafés, basketball courts and a full-service salon and spa. Plans for Carothers Crossing East, which is just south of the huge Ovation mixed-use development site, include a second, 48,000 square-foot building for retail and office space, approved by the Franklin Municipal Planning Commission in October of 2015.

Construction, which started in early April, will proceed in two phases.

In May, Franklin Synergy Bank loaned $24 million to SouthStar for the project, which has an address of 1214 Liberty Pike.

SouthStar bought the land in late 2015 for $11 million.

Wilson said the bank loan is sufficient to fund overall site work and also the Life Time facility. Future development on the property would need additional financing.

“Bringing Life Time, which is a new-to-market, best in class and high-end destination to the Cool Springs area, is a unique opportunity that not many of us get the chance to do, so needless to say, we are very excited,” Wilson’s partner Glenn McGehee said. “The energy and excitement surrounding this flourishing development along the Carothers corridor continues to grow, and we’re confident Franklin residents will find Life Time to be a great addition to the community.”

  1. Great article….one correction… Life Time Fitness has an existing facility in Collierville, TN and Cool Springs is not their first venture into Tennessee.
