Brentwood Commission Defers Two Residential Zoning Changes

Developers of two separate residential projects deferred attempts to change the zoning at Brentwood’s city commission meeting on Monday.

Community members and the Preserve Brentwood group raised concerns about the impacts on population density and traffic flow within the city, and urged commissioners to consider these factors before allowing the zoning changes. Developers requested deferrals in order to take the concerns into consideration before moving ahead with their building plans. The issue is expected to come up again at the November commission meeting.

The developments are planned for areas around Ragsdale Rd. One will cover 115 acres on the west side and the other will cover 35 acres on the south side of Ragsdale Rd. Both developers plan to build residential neighborhoods on the land, but want the zoning changed from R2, the subdivision residential zoning standard that requires each lot to be a full acre in size, to Open Space Residential Development (OSDR), which allows lots to be only 0.32 acres in size.

The ordinance proposal for the 115 acres on the west side also includes a request to reduce the buffer area from 150 feet to 100 feet, and plans to move the historically significant Fly-Wilburn house, which currently sits on the property, to another location per the request of the previous owner. Also within this proposal is a plan to create a walking path to the 12-headstone Fly family cemetery that will remain untouched.

An ordinance to amend municipal codes within open space residential developments was also passed unanimously.
